Property managers & rental owners · Southern California and Mason City, Iowa

Know what needs you this week.

We turn the data already in your property software into a short weekly report, with a clear owner for every renewal, repair and vacancy. You stop being the one who has to check everything.

Know what needs you this week

“I only find out a unit's been sitting empty when I go looking.”

The data already in your property software becomes a one-page Monday report: vacancies, renewals coming due, open repairs, late rent, and the short list that needs you.

Renewals don't sneak up

“A good tenant gave notice, and nobody had asked them to stay.”

Leases coming due in 30, 60 and 90 days show up with an owner and a next step, so every renewal gets a conversation before a notice arrives.

Find the next property first

“By the time I hear about a sheriff sale, I've got a few days to research it.”

Sheriff sale, tax sale, foreclosure and probate filings in one list, each property traced to the person who can actually sign, and ranked by where it sits.

What you'd get

One page every Monday.

Your property software already has the numbers. We pull them together, and AI drafts the short list of what needs you. Nothing is sent to a tenant, and nothing changes without you.

Closest results so far

We haven't published a property-management result yet. The two closest: a legal-services firm went from losing 15 clients a month to 6 over six months, and a real estate agent's call-to-appointment rate went from 0.5% to 15% after a list of about 4,000 contacts was narrowed to 200 ranked prospects.

Our advice: start with the Systems Improvement Plan. You’ll see exactly what we’d build, what it costs, and what the current way is costing you, before you commit to more. You keep the written plan whether or not you hire us to build it. You see the scope, timeline, and price in writing before anything starts.

What we need from you: time with the people who do the work today, and a decision-maker at the start and the end.

Questions

What property managers ask first.

Do you work with Buildium, AppFolio, or Rent Manager?

Yes. We start with the software you already pay for. We work from its reports, or connect to its API where your plan includes it. Some plans need an upgrade for API access, and we'll tell you before you spend anything.

Do you contact my tenants?

No. Nothing goes to a tenant unless you or your team send it.

Where does tenant information go?

It stays in your accounts. We use read-only access wherever the software allows it, and your tenants' information isn't used to train AI models.

Do you score or screen tenants?

No. We don't build tenant screening or scoring. Renewal reminders are about lease dates and open work, not about people.

Where does the acquisition list come from?

Public records: sheriff and tax sale lists, court filings, assessor data, and state business filings for properties held by an LLC or trust. Some of it is pulled by hand, because not every county site allows automated access.

What does it cost?

The call is free. The Workflow Assessment is $1,000, credited toward the build, and for property managers it includes a first owner report built from your own data. A build is typically $4,000 to $6,000 a month, usually for three months, and care after launch is about $1,000 a month.
